Fairfax moves are usually easier than city moves and get underestimated for a different reason: distance. Driveways and surface parking mean a short carry, but townhouse communities have three storeys and interior stairs, and the drive between two Fairfax County addresses can be longer than a cross-town DC move. We plan for both.
The City of Fairfax is an independent city surrounded by Fairfax County, and plenty of addresses with a Fairfax mailing address are actually in the county — as are Annandale, Burke, Centreville, Oakton and much of Vienna’s surrounds. It rarely changes the move itself, but it does change which local office you deal with for anything permit-related, so it is worth knowing which one you are in.
A large share of Fairfax housing is townhouses in HOA communities — commonly three levels with a garage or den at the bottom, living space in the middle and bedrooms at the top. The bedroom furniture is therefore two flights up, and that, not the square footage, is what drives the hours. Many communities also have their own move rules about hours, guest parking and where a vehicle may stand; check with your HOA before you fix a date.
The newer developments around Merrifield, the Mosaic District, Tysons and Reston work like city buildings: structured parking with height limits, reserved elevators and posted move windows. Garage clearance is the detail to check — a cargo van fits comfortably in almost all of them, which is one reason van-and-crew is often the better choice here than renting a box truck you then cannot park.
Our estimates include the first 15 miles between your two addresses, with $2.50 per mile beyond that. Fairfax County is large enough that this actually matters — Centreville to Alexandria is a real drive, and the clock runs during it. If your move crosses the county, we will say so in the quote rather than letting it appear as a surprise line item.

Before you set a date, ask your building or property manager three questions: what hours moves are permitted, whether the elevator or dock must be reserved, and what documentation they require from a moving company. Those three answers shape the whole plan.
